One of the candidates from the most recent series of the Apprentice has highlighted the wide-ranging positives of bridging finance.

Liz Locke, who didn’t quite make the cut to become Lord Alan Sugar’s next apprentice, has entered the world of bridging finance, and is eager to extol its virtues as a method of finance in these troubled economic times.

She told Bridging and Commercial that bridging loans and bridging finance in general was a ‘fast growing market.’ “What was once quite a ‘cottage industry’ is now moving towards being more institutional,” added Ms Locke.

She also offered some opinions on what the next year holds for the bridging finance sector. “I think the next twelve months will see a continued expansion in the market as mainstream lending continues to be constrained.

“With increasing competition, borrowers will have more choice and lenders’ success will not purely be based on pricing but more on the knowledge and experience of the team to enable a more innovative approach when structuring funding agreements,” Ms Locke went on to say.

Some £38 million in refurbishment finance is being invested in the Bronglais Hospital in Aberystwyth.

Patients will benefit hugely from the planned improvements and extensions to the hospital, with the addition of a new emergency department and clinical decision unit among some of the changes planned.

Much of the current accommodation will be refurbished to allow developers to relocate pathology near a new blood sciences department and renovate the existing main theatre suite.

The new additions under the plan will include the removal of several old workshops to make way for a new multi-storey car park on the site for patient, visitor and staff use. There will also be a new short-stay surgical ward, a new out-of-hours GP service and a new maternity unit, which will include the relocated paediatrics and antenatal clinics.

The refurbishment finance is coming from the Welsh Assembly and the Health Minister, Edwina Hart, stated, “This major investment in modernising Bronglais Hospital secures its long-term future. This demonstrates the Welsh Assembly Government’s commitment to provide first class district general hospital services for the residents in mid and west Wales.”

The Heritage Lottery Fund has agreed to contribute towards the refurbishment finance for the redevelopment of Cheltenham Art Gallery and Museum.

The fund will invest £750,000 in the scheme, which will see new galleries being opened at the site, as well as new study facilities. The project also involves adding a larger shop and café to the popular cultural attraction.

The work will start on 1 April 2011 and the Art Gallery and Museum will be closed until late 2012 or early 2013 while the commercial development is carried out.

Cheltenham Borough Council’s Sport and Culture Minister, Andrew McKinlay, said, “This huge redevelopment scheme will create a ‘first stop’ for visitors to Cheltenham with the relocation of the Tourist Information Centre in the new building, and a focal point for the development of a ‘cultural quarter’ in the town.”

The entire cost of the redevelopment is thought to be £6.3 million and the developers have so far raised £5.4 million in commercial development finance for the project. The local council has agreed to underwrite £5.5 million of the funding to ensure the plans do go ahead.

The second National Association of Commercial Finance Brokers’ (NACFB) Commercial Finance Expo will take place in Birmingham in June.

The popular event has already attracted 50 per cent more exhibitors than last year, and organisers are advising anyone interested to register soon.

Adam Tyler, NACFB’s Chief Executive said, “We have built on the success of our first Commercial Finance Expo last year, and this year’s event will be even bigger with a wider range of exhibitors attending – a very encouraging sign for the market.”

The Expo brings together delegates from across the commercial finance arena, incorporating experts in the world of commercial mortgages, asset finance, buy-to-let and factoring. It is open to those from within the industry and those looking to work in the industry or who are interested in learning more about it.

Mr Tyler said, “The NACFB Commercial Finance Expo 2011 is the biggest show in the UK for commercial finance intermediaries. The show brings together brokers and lenders from all sectors of the commercial finance market as well as ancillary providers.

“The Expo provides an ideal opportunity to brokers in touch with the active funders in the market,” he added.

The NACFB Commercial Finance Expo will be held on 29 June 2011 at Birmingham NEC.

A £50 million redevelopment of a former Royal Mail building is being planned for Coventry city centre.

A planning application has been submitted by Midlands-based Barberry Developments, for the former sorting office located on Bishop Street in the heart of Coventry. The proposed redevelopment, which would be known as Bishop Gate, will utilise the 200,000 sq ft sorting office site as well as that of neighbouring properties.

Barberry Developments is planning to construct a supermarket with a car park offering parking for 585 cars, alongside four shops and a pedestrian crossing which would link Bishop Gate to the Canal Basin.

A gym complete with swimming pool, landscaped surroundings and new street furniture has also been suggested for the large site, which was purchased by the developer a year ago.

Henry Bellfield, Barberry director said, “There’s a huge amount of work involved in reaching this stage with a project of this magnitude…we look forward to delivering a scheme which will transform this part of the city centre.

“Following the closure of the Royal Mail sorting office this part of the city centre is in desperate need of new investment and redevelopment. The plans are hugely exciting and will create hundreds of jobs for local people,’ he added.

Work on the Bishop Gate redevelopment could begin as early as the end of the year. Councillor Linda Bigham, Coventry council’s city development spokesman, told the Coventry Observe, “The partnership with Barberry proves once again Coventry’s looking to the future, even during times of economic pressures.”

A £4.5 million housing development is to be constructed in one of Cardiff’s prime areas. The former Jane Hodge Nursing Home located on Conway Road, Pontcanna, will be demolished to make way for the first phase of the new development, which will comprise six luxury townhouses.

Each of the four-bedroom homes will be four-storeys high and boast private roof terraces. A three-bedroom gatehouse apartment will also be built on the site, which will become known collectively as ‘The Terrace’.

Phase two of the major development will see the nearby St Winefride’s former nursing home – located on Romilly Crescent – use refurbishment finance in order to transform it into 40 apartments. The 19th century adjoining Lindens building will also be renovated into 17 new apartments.

Managing director of Loosemore developers, David Loosemore, said, “It’s a really exciting time for Loosemore right now. The beginning of demolition work at the St Winefride’s site marks the start of what is sure to be a challenging but hugely rewarding year.

“I can’t wait to start building properties that will really raise the bar in the South Wales residential market,” he added.

Another developer, 55 Plus, will be using residential development finance to extend and renovate the derelict Pembroke House on Conway Road. The Georgian-fronted building will be turned into a nursing home catering for 73 residents.

A derelict Victorian railway warehouse in Derby is to receive £50 million in refurbishment funding in order to pay for the development of a major new supermarket complex.

The Friar Gate Goods Yard has been out of use for over 40 years and has become a magnet for vandals. Now, owner Clowes Developments hopes to breathe new life into the site with its plans to build a large supermarket and 150 homes, offices, shops and cafes on the land.

The regeneration plan will see £10 million invested in the restoration of the original Victorian warehouse building, the ground floor of which will become a shopping mall. The rest of the building will be used for non-food supermarket sales and an extension on stilts will be added to the existing building to house the rest of the supermarket. Space for 700 cars will also be added underneath the supermarket.

The developers are now hoping Derby City Council approve the ambitious plans. Clowes’ director Andrew Bock stated, “If we don’t get this project off the ground then the Friar Gate Goods Yard site could be facing another 50 years of dereliction.”

The commercial development site which is seen as key to Sunderland city centre’s regeneration has been acquired from former owners Tesco.

The Vaux site, the North East’s ‘premier city centre development opportunity,’ comprises 26 acres of prime development land. Formerly home to the Vaux Brewery, the site has been purchased by Sunderland Council for £22 million.

Sunderland Council raised commercial development finance from various public and private sources, including The Homes and Communities Agency – who provided £20 million – and One North East, who contributed £1million.

The Vaux website said, “The Vaux site will become a lively, mixed-use office and residential quarter with additional leisure facilities and new hotels.”

Paul Watson, Sunderland Council leader said, “We can now look to major development at both the Vaux site and the Roker Retail Park.

“Vaux is a regionally significant site and this is the largest redevelopment opportunity that the city centre has ever seen,” he added.

The £22 million price tag attached to the Vaux site was independently verified by valuation experts, according to a council spokesperson.
