We have access to lenders now offering bridging over periods longer than 12 months. Typically terms are between 12 months and 3 years, although facilities are available for up to 5 years.
This type of funding might be ideal when a complicated planning application is to be made or in probate case which can sometimes take a significant amount of time to complete. Other examples when an extended bridging loan may be required;
A large part of the interest can be rolled up over the term of the loan, allowing you to maximise cash flow.

• Residential Property Purchase/ Re-Finance (Buy To Let) – Borrow up to 85% of purchase price
• Residential Property Refurbishment – Borrow up to 70% funding of purchase and refurbishment costs
• Houses in Multiple Occupancy (HMO) Purchases – Up to 85% funding of property purchase
COMMERCIAL PROPERTY
• Investment Property Purchase – Borrow up to 80% of the property value for blue chip or government tenanted investment purchases.
